You walked around the house, pushed a thumb into a board near the bottom of a wall, and it gave. Or the paint on the west elevation has failed for the third time in eight years and you are done repainting it. Either way the question is the same one everybody asks first, and almost nobody gets a straight answer to.
Quick answer: Siding replacement cost in the Sacramento area runs about $9-$18 per square foot installed, which puts a typical 1,500 square foot single-story home between $13,500 and $27,000. Vinyl is the cheapest option, fiber cement sits mid-range, and dry rot found during tear-off adds $1,000-$5,000. Free estimates, call (916) 200-6617.

Siding replacement cost by house size
Wall area is what actually gets priced, and it is not the same as your home’s square footage. A single-story 2,000 square foot house has less wall than a two-story 2,000 square foot house. These are Sacramento-area installed ranges covering tear-off of one layer, material, labor, and trim.
| Home size | Vinyl | Fiber cement | Typical wall area |
|---|---|---|---|
| 1,200 sq ft | $11,000-$17,000 | $16,000-$24,000 | 1,100-1,300 sq ft |
| 1,500 sq ft | $13,500-$21,000 | $19,500-$30,000 | 1,400-1,600 sq ft |
| 2,000 sq ft | $18,000-$28,000 | $26,000-$40,000 | 1,800-2,200 sq ft |
| 2,500 sq ft | $22,000-$35,000 | $32,000-$50,000 | 2,200-2,800 sq ft |
Two-story homes land at the top of each range or above it, because staging and access add labor hours a single-story job never incurs.
Why national siding cost numbers are wrong for Sacramento
Search this question and you get a wide spread. NerdWallet puts vinyl siding at $3 to $12 per square foot installed. Homewyse lists $7.32 to $12.51. This Old House gives a whole-project range of $8,000 to $30,000. Those are national averages, and they are honest as far as they go.
They are also low for this market. California labor costs more, our permit and inspection process is slower than most states, and Sacramento-area quotes reflect both. Vision Siding, a Sacramento contractor, published $14 to $16 per square foot for vinyl and put a 1,500 square foot home at $21,000 to $24,000. That is roughly double the national vinyl figure for the same material.
So when you see $3 per square foot in a national cost guide, that number is not a lie, it is just describing a different labor market than yours.
Siding cost by material in the Sacramento area
Installed cost, including tear-off of one existing layer and standard trim. It does not include dry rot repair, which we cover further down.
| Material | Installed cost per sq ft | 1,500 sq ft home | What it is good for here |
|---|---|---|---|
| Vinyl | $9-$14 | $13,500-$21,000 | Lowest cost. Holds color reasonably but can warp on west-facing walls in triple-digit heat. |
| Engineered wood | $11-$16 | $16,500-$24,000 | Looks like real wood, costs less than fiber cement, needs the paint film kept intact. |
| Fiber cement | $13-$20 | $19,500-$30,000 | The default recommendation in the Valley. Handles heat and sun without moving, holds paint 15+ years. |
| Stucco repair or replacement | $10-$18 | $15,000-$27,000 | Common on 1990s and newer tract homes. Usually patched rather than fully replaced. |
| Natural wood | $14-$25 | $21,000-$37,500 | Best look, highest maintenance. Needs refinishing every 4-6 years in this climate. |
Two-story homes cost more per square foot than the table suggests, generally 10 to 20 percent, because staging and access eat labor hours that a single-story job does not.
The line item that blows up siding budgets
Dry rot. It is invisible until the old siding comes off, and in Sacramento it is common enough that you should budget for it rather than hope.
Pre-1960s housing across Land Park, Curtis Park, East Sacramento, Tahoe Park, and Oak Park was built before modern moisture barriers were standard. Add sixty years of sprinklers hitting the bottom course, a wet winter or two, and the sheathing behind the siding starts to go. You cannot see it from outside. You find it on day one of tear-off.
Typical add-on cost runs $1,000 to $5,000 depending on how far it spread. Isolated sheathing replacement on one elevation sits at the low end. Rot that reached the framing, sill plate, or rim joist runs higher, and that work has to happen before new siding goes on. Putting new fiber cement over rotted sheathing buys you a good-looking wall that fails from the inside.
We handle this as dry rot repair and we photograph what we find before we touch it, so you are approving a real number and not a guess.
What else moves the price
Removing more than one existing layer costs extra, and older homes sometimes have two or three. Homes with a lot of corners, gables, dormers, or windows cost more per square foot than a simple box, because siding cost is driven by cuts and trim as much as by area. Adding house wrap or rigid insulation during the job is a few thousand dollars and is worth asking about while the wall is open. Lead paint on pre-1978 homes triggers containment requirements that add labor.
And permits. The City of Sacramento and Sacramento County both require a permit for re-siding, and so does the City of Roseville Building Division. Permit fees are a small part of the total, but a contractor who tells you the job does not need one is telling you something useful about how they work.

Repair or replace
If damage is limited to one elevation or a handful of boards and the rest of the siding is sound, repair is the cheaper and correct answer. Spot repair typically runs $600 to $3,000.
Replace when the failure is general rather than local. Boards cupping or splitting across multiple walls, paint failing again within three or four years, visible rot at more than one spot, or siding old enough that matching a repair is impossible. The tell is usually the third repaint. If you are painting a wall every four years, the substrate is the problem and paint is not going to fix it. Our siding replacement page covers what a full replacement involves.
Common questions about siding cost
How much does it cost to put siding on a 2,000 sq ft house?
In the Sacramento area, expect $18,000 to $36,000 depending on material. Vinyl on a single-story 2,000 square foot home lands around $18,000 to $28,000. Fiber cement runs $26,000 to $40,000. Two-story homes sit at the upper end because of access and staging. Note that 2,000 square feet of house does not mean 2,000 square feet of wall, and the wall area is what gets priced.
How much is 1,000 sq ft of siding?
Roughly $9,000 to $18,000 installed here, depending on material and how complex the wall is. That figure is for wall surface area, not home square footage. A 1,000 square foot wall area covers a small single-story home or one large elevation of a bigger house.
Is it worth replacing siding on a house?
It depends on why you are doing it. If you are fixing active water intrusion or rot, yes, because the alternative is structural damage that costs more later. If it is purely cosmetic and the existing siding is sound, paint is far cheaper. Siding replacement recovers a good portion of its cost at resale, and in Sacramento it also cuts cooling load when new house wrap or insulation goes in behind it.
Does homeowners insurance cover siding replacement?
Sometimes, for sudden damage from a covered peril such as a storm, fire, or a falling tree, subject to your deductible and policy limits. Insurance does not cover wear, age, or gradual water damage, which is what most siding failure actually is. Dry rot that developed slowly is almost never covered. Check with your carrier before assuming either way.
What is the least expensive way to side a house?
Vinyl over existing siding, skipping the tear-off, is the cheapest path and can save $2 to $4 per square foot. It is also how hidden rot gets sealed inside a wall. If there is any chance of moisture damage underneath, the money saved on tear-off is money you will spend twice. On a sound wall with no rot history it is a legitimate way to cut cost.
How long does siding replacement take?
A single-story home in the 1,500 square foot range takes about one to two weeks. Two-story or complex elevations run two to three. Dry rot repair adds days depending on what turns up. Weather matters less here than in most markets, though we avoid setting fiber cement in the worst of a July heat wave.
Getting a number you can plan around
Any siding quote given over the phone without someone walking the house is a guess. Wall area, layer count, trim complexity, and rot risk all need eyes on them. We measure, look at the bottom courses and the north-facing walls where rot starts, and give you a written price with the dry rot contingency stated separately so nothing gets sprung on you mid-job.
